The Property Tax Validator is a free tool you can use to quickly determine if your home has been fairly assessed. This tool calculates property tax based on current (2024) data for homes in California valued from $100,000 to over $9 million and purchased after January 1, 1989. The Validator’s automated system quickly analyzes comparable homes in your area to determine if the tax assessment is valid. If the data for the county shows that your home may be overvalued, you should consider appealing the assessed value.

If your home is not part of our automated system, we are happy to review your circumstances manually. Please email Mike@HomeTaxExperts.com and we will quickly reply with your information. Our apologies for the inconvinence.

Options for Filling an Appeal

Do it Yourself

If you have the time and patience, you can file a property tax appeal yourself. Here’s a downloadable 16-page How-To guide provided by the California State Board of Equalization.

Ask a Property Tax Agent

Property tax agents can help homeowners through the appeals process: filing forms, discussing the case with an assessor, and representing clients at the appeal hearing. California has specific rules regarding property tax agent disclosure and collection of fees. Home Tax Experts is a property tax appeal service that represents homeowners in all major counties.
